Fee dispute limits restaurant access

Two out of the three entrances leading into Lebanon Long John Silver’s have been walled off by order of Daniels Plaza Shopping Center

Lebanon — The owner of the Daniels Plaza Shopping Center has blocked access to a Lebanon fast food restaurant, leaving customers, and emergency responders, only one way to reach it.

The Long John Silver’s Seafood Restaurant at 2302 N. Lebanon St. had its north and west openings closed off Friday by semi-trailers and concrete wheel blocks, allowing access to the building from the south point only. Bill Daniels, owner of the property where the two now-blocked openings lead, said this is a result of the managers refusing to pay their common area maintenance fee.

Daniels said the $1,500 annual fee covers snow and trash removal, lawn maintenance and asphalt repair. If they do not agree to pay the fee, all damage repair and cleanup needed because of the restaurant’s traffic rests on him.

“They bring up their trucks that are tearing up the asphalt and their customers are parking in my lot,” Daniels said. “They want all the benefits of being there but don’t want to contribute. We’ve issued an order that any car parked in our lot that’s patronizing Long John Silver’s ... an order to tow that car.”

Daniels also said that as soon as the restaurant agrees to pay their fees again, he will remove the blockades.

Melissa Hall, Shift manager at Long John Silver’s, said that Daniels’ actions were not only in poor taste, but have affected their business.

“I don’t think he’s doing it the right way,” Hall said. “He came in about a month ago saying we owe him money for using his driveway and next thing we know, he put those barricades up. We’ve been having customers coming in and asking about it since it happened, and we haven’t gotten as much traffic here as we usually do.”
